The Nashville real estate market continues to give buyers more choices, but the July numbers also show why broad market headlines rarely tell the full story.
Homes in several sought-after Nashville and Williamson County communities still sold within a few weeks, while properties in smaller or more specialized luxury markets generally required more time. Price, preparation, location, and the size of the likely buyer pool continue to shape results from one neighborhood to the next.
This month, we are also highlighting one of my favorite East Nashville places to meet friends for a drink, pizza, and an easy evening outside: Urban Cowboy.
Is Nashville a Buyer’s Market in 2026?
At the broader metro level, buyers currently have more leverage.
Redfin ranked Nashville as the nation’s second-strongest buyer’s market in June 2026, reporting more than two active sellers for every active buyer. Buyers generally have more time to compare homes and may be able to negotiate on price, repairs, closing costs, or other terms. (Redfin)
That does not mean every home is sitting on the market or every seller must accept a significant discount. Well-prepared homes in desirable locations can still attract serious interest quickly.
The July neighborhood data reinforces that point. Average market times ranged from just 17 days in Thompson’s Station to 44 days in College Grove.

Average prices can be influenced by a small number of higher-priced sales, especially in areas with fewer closings. A neighborhood average is useful context, but it should not be treated as an estimate of an individual home’s value.
What Is Happening in Williamson County?
Franklin remained the most active market in this group
Franklin recorded 192 closings, considerably more than any other area included in the report. The average sales price was just over $1.5 million, and homes spent an average of 32 days on the market.
That combination points to a market with meaningful activity across a wide range of property types and price points. Buyers have options, but thoughtfully presented homes are still finding their audience.
Brentwood continued to support higher price points
Brentwood’s average sales price reached approximately $1.75 million, with 103 closings and an average market time of 28 days.
For sellers, the numbers reinforce the importance of presenting the entire property well. At this price point, buyers are often comparing condition, renovation quality, lot placement, outdoor living, floor plan, and future resale potential, not simply square footage.
Thompson’s Station had the shortest average market time
Thompson’s Station homes sold in an average of 17 days, the fastest pace among the areas shown. The average sales price was just over $1.05 million.
That does not mean every Thompson’s Station home will sell in two or three weeks. It does suggest that buyers are responding to the combination of newer homes, neighborhood amenities, additional space, and access to Franklin, Spring Hill, I-65, and I-840.
College Grove required more patience
College Grove had an average sales price of approximately $1.88 million and an average market time of 44 days.
Many College Grove properties appeal to a more specific buyer, particularly homes involving acreage, equestrian amenities, luxury communities, or larger estates. A smaller buyer pool can naturally lead to longer market times, even when the property is distinctive.
Arrington remained a higher-end, lower-volume market
Arrington recorded 17 closings, an average sales price near $1.69 million, and an average market time of 27 days.
With fewer sales, individual properties can have a greater effect on the monthly average. Sellers should rely on close property-level comparisons rather than using the area average alone.
What Is Happening in Nashville’s Urban and Established Neighborhoods?
Belle Meade and 12 South moved quickly
Belle Meade and 12 South both reported average market times of 20 days, despite average sales prices above $1.6 million.
The homes may be very different, but both areas offer qualities buyers consistently value. Belle Meade is known for established streets, larger lots, and central convenience, while 12 South offers walkability, dining, shopping, and a distinct neighborhood atmosphere.
Green Hills posted the highest average sales price
Green Hills had the highest average sales price in the report at approximately $2.1 million. Homes spent an average of 35 days on the market, with 37 closings.
The higher average likely reflects the mix of luxury new construction, renovated homes, established properties, and larger residences found throughout the broader 37215 ZIP code.
East Nashville and The Nations offered more accessible entry points
East Nashville’s average sales price was approximately $841,000, while The Nations averaged approximately $754,000. Both had an average market time of 27 days.
The Nations recorded 65 closings, the highest Nashville neighborhood total included in the report. East Nashville recorded 54. These numbers suggest continued activity in neighborhoods offering proximity to central Nashville, local restaurants, and a mix of newer and established housing.
Crieve Hall remained one of the more attainable areas shown
Crieve Hall had an average sales price of approximately $529,000, with 55 closings and an average market time of 30 days.
Its established homes, convenient location, mature trees, and access to both Nashville and Williamson County destinations continue to give buyers another option outside the city’s higher-priced neighborhoods.
Hillsboro Village operated within a smaller buyer pool
Hillsboro Village had an average sales price near $1.8 million, 14 closings, and an average market time of 38 days.
With relatively few sales, the average can shift substantially depending on the homes that close during a particular month. Property condition, exact location, lot, and architectural character remain especially important when evaluating value in this area.
What Does This Market Mean for Buyers?
Buyers generally have more time and negotiating room than they did during the most competitive years of the Nashville market.
That may create opportunities to discuss:
- Purchase price
- Needed repairs
- Closing-cost assistance
- Interest-rate buydowns
- Flexible closing or possession dates
- Furnishings or other property-specific terms
However, the neighborhood data shows that strong homes can still move quickly. A buyer should not assume that every seller will negotiate heavily or that a desirable home will remain available indefinitely.
The best approach is to understand the property’s actual competition, condition, market time, and pricing history before deciding how aggressively to negotiate.
What Does This Market Mean for Sellers?
Sellers are competing for the attention of buyers who have more options.
Redfin’s Nashville analysis also found that new listings were up 9.4% and advised sellers to price appropriately and bring homes to market in move-in-ready condition. (Redfin)
In practical terms, that means the work completed before launch matters more than ever.
Fresh paint, repaired deferred maintenance, thoughtful staging, strong curb appeal, professional photography, and accurate pricing can all help a home stand apart. Marketing creates exposure, but the home must support the story buyers see online.
An ambitious price can be difficult to overcome when buyers can easily compare several alternatives. Starting with a strategy grounded in current neighborhood data usually creates a stronger position than beginning too high and making repeated reductions later.

Urban Cowboy is not new, but it is still one of my favorite places to meet friends for a drink in East Nashville.
The Public House sits behind Urban Cowboy’s Victorian mansion and has a cozy outdoor setting that feels relaxed without being too formal. The cocktails are consistently good, and the garden patio makes it easy to settle in for an unhurried evening. (Urban Cowboy)
Roberta’s serves wood-fired pizza from the Public House, with the blistered crust it is known for. The Bee Sting, made with soppressata, basil, chile, and honey, is a good place to start when you want something with a little heat. (Urban Cowboy)
It works equally well for a casual dinner, drinks before another East Nashville stop, or one of those evenings when you planned to stay for an hour and end up staying much longer.
The Larger Takeaway
The July numbers show a market that rewards thoughtful decision-making on both sides.
Buyers have more choices, but desirable homes in strong locations can still move quickly. Sellers can still achieve a successful result, but preparation, pricing, and presentation need to align with what buyers are seeing elsewhere.
Most importantly, Nashville is not one market. Franklin, Brentwood, Thompson’s Station, Green Hills, East Nashville, and The Nations each have different price points, property types, lifestyles, and buyer expectations.
The most useful market analysis is the one built around the specific home and the small group of properties buyers will genuinely consider alongside it.
